The Archives holds Records of Valuation (1786-1807) and Tax Assessment books dating back to 1848. You can browse or search through them in the Archives’ online repository. To help navigate land records, the Archives also holds Grantor indexes (1784-1985), Grantee indexes (1786-1898) and Mortgage books and indexes (1785-1994), as well as Land Warrants (1753-1874) and Rough Draft Surveys (1753-1970s) and Survey Dockets (1785-1850). The most recent deeds are located at the Register and Recorder's Office. Some deeds are available through the Register and Recorder’s LANDEX system, which you can use to search and order deeds. Archives staff can access Deed Index books and deeds. Please consult a licensed attorney or title company for such services.Deed Index books within archives span from 1784-2019 and are an excellent starting point for verifying that your ancestors were indeed in Franklin County. The Recorder is required by state law to preserve all the records recorded in the office. Instruments commonly recorded are: Deeds, Mortgages, Assignments, Releases, Powers of Attorney, Real Estate Contracts, Annexations, Trustee Elections, Affidavits, Final Decrees, Surveys, Subdivision Plats, Federal Tax Liens, Mechanics Liens, Military Discharges, Articles of Incorporation, Cemetery Deeds, Bonds, Plats, Condominiums, Firms Doing Business Under Assumed Names, Delinquent Sewer Liens and other miscellaneous instruments. We index all documents submitted for recording into our computer system and most of the documents indexed, pertain to real estate located in Franklin County. The Recorder’s office records any written instrument submitted to its office, provided it meets essential requirements set by state statutes. The office of County Recorder was the first constitutional office in county government in the State of Indiana. A conveyance cannot be recorded without meeting this requirement. The address must be included after the mailing address.
